What it's for
An open house lives or dies by how easily buyers find it. Directional signs at every turn from the main road, a sign on the lawn, a rider on the listing sign and an A-frame at the curb lead people from their car to your front door. Agents and brokerages order sets of double-sided arrow signs they can reuse for every listing, with the brokerage name printed on each one. We will help you set up the set, check each sign on the proof, and have them ready for the weekend.
Sizes, printing and stakes
Open house signs are 24 by 18 inch yard signs printed in full color on 4mm corrugated plastic, on both sides so arrows read from both directions, with an H-stake for each sign. Riders, 6 by 24 inches, hang on your listing sign, and metal A-frames hold two printed signs at the curb; both are ordered on their own pages. Design your open house signs online from a real estate template, or upload your brokerage's file.
Lead buyers to the door
Start at the nearest main road and put a sign at every turn: a sign that says OPEN HOUSE with an arrow, set where drivers see it before they reach the corner. Most open houses need four to eight directional signs, plus one at the house. Keep them bold and simple: OPEN HOUSE, the arrow, and the brokerage name. The times can go on a rider or the A-frame, where people read them up close.
Riders and A-frames at the curb
A rider saying "Open House Sunday 1 to 3" on your listing sign tells neighbors and drivers when to come back. An A-frame at the end of the driveway catches people walking by and points them up the path. Order real estate riders and a metal A-frame with its two printed signs in the same colors as your directionals, and every piece reads as one set.
The brokerage name on every sign
New York's real estate advertising rules ask that advertising naming an agent also name the brokerage, and buyers look for it anyway, so every open house template sets "Your Brokerage" in type as well as a space for the logo. If you add your own name, include your license type, and label a personal phone number as a cell.
Signs that last for every listing
Corrugated plastic stands up to rain, sun and a season of weekends in and out of the trunk. With a left arrow on one side and a right arrow on the other, one sign covers a turn either way: turn it around to point the other direction. Leave the address off the directional signs and they work for every listing you have this year.
The Open House Kit
Everything for the weekend in one order: the Real Estate Open House Kit pairs an A-frame and its printed inserts with double-sided directional signs and stakes, riders for the listing sign and business cards for the table. Order it as a package, or pick the pieces you need from this page.
How ordering works
Design it online: start from one of our templates or your own logo, or upload a print-ready file in the designer, and see the price for every quantity as you go. You can order just one, and the price of each drops as you order more. We check every file and send a proof within 1 business day, and nothing is made until you approve it. It is ready to pick up or ships 6 business days after you approve the proof. Rush orders are printed the next business day, with no separate proof: the design on your screen is what prints. See how rush printing works. Pick it up free at our Hopewell Junction shop, or we ship it anywhere in the US.
Questions about open house signs
How many directional signs does an open house need?
Most need four to eight: one at each turn from the nearest main road, and one at the house. Houses on side roads or in large developments may need more.
Can one sign point left on one side and right on the other?
Yes, and it is usually what you want. Drivers coming the other way see the back, so a sign whose front points left should point right on the back to send both toward the same house. Put the left arrow template on the front and the right arrow template on the back.
How should we store open house signs between listings?
Flat and dry, with the stakes bundled separately, in the trunk or a closet. A set kept that way lasts through many weekends; replace any sign that gets bent or faded.
Do you print "Open House" riders?
Yes. Real estate riders are 6 by 24 inches, on corrugated plastic or aluminum, and can say "Open House" with the day and time or any message you like.
Can our brokerage share one set of signs?
Yes. Many brokerages order one set in the office colors and lend it to agents weekend by weekend, or give each agent a set. We keep the file, so reorders match.

I would recommend Hudson Valley Promos to anyone looking for custom embroidery work. I went here with an idea for Christmas presents for my family. Zach not only created the idea, but was so friendly and professional throughout the process. I will definitely be going to Hudson Valley Promos again for some more custom work. Please consider using this local shop because you will not be disappointed. Thanks, Zach!
Zack and Bruce took care of me like I was a 15 year old client. I cannot thank them enough for their help and quick turnaround. Products came out perfect. Truly made my day.
Zack is truly the best! I get 100% of my business stationary and apparel through hvpromos. Quality and turn around time is top notch. I won’t go anywhere else.
Incredible. Zack was first class from inception to completion. I needed four shirts embroidered for a golf outing that was less than a week away. The communication, responsiveness, and guidance were top notch. The shirts came out beautifully and I could not be happier. Highly recommend Zack and his team for all your needs. Thank you!
