What New York asks of a listing sheet
- The brokerage in type, not only in a logo someone could remove.
- The agent's license type under the name: "Licensed Real Estate Salesperson" or "Licensed Real Estate Broker", never "Agent" alone.
- A label on any phone that is not the office's, such as "Cell: 845-555-0142", and the office number too.
- Fair housing: no words that limit who may buy or rent, including by source of income, so nothing like "no vouchers". Many agents add the Equal Housing Opportunity mark, as these do.
Let the photos sell it
Lead with the best exterior or the best room, big, then three smaller photos of the kitchen, the yard and the view. Keep the facts in numbers people scan: bedrooms, baths, square feet, acres. The editorial sheet sets four of them large in a grid beside the price; the classic sheets put them on one line under the address.
For rent, and for the open house
The rental sheet leads with the monthly rent on a white tag, the date it is available and what is included, with checks. The open house poster is meant for the door or an easel: the words huge, the day and hours on a red band, and the agent at the foot. Print the floor plan or the room sizes on the back of any of them.
